Hear it straight from Dee: why thirty years of mortgage operations turned into Mortgage File IQ, and what "find the problem before underwriting" actually means.

Why I built this

I spent more than 25 years inside the mortgage industry — processing, underwriting, Non-QM, income analysis. I sat on the side of the desk where you see everything: borrowers signing documents they don't understand, families stretching for a home with no one in their corner, and a system that rewards confusion more than clarity.

I built Mortgage File IQ for the people on the other side of that desk.

This isn't just a business to me. It's the vehicle for something bigger. Everything I'm building — the education platform, the professional training, the affiliate program, the creator tools — is designed to do two things at once: teach people how the system works, and help them earn from what they know.

The goal was never just revenue. Revenue is what lets this mission scale: into scholarships, into down payment assistance for first-time buyers, into free financial education for communities the industry left behind. I believe helping one person creates a ripple — helped people help people.

The company behind the tools

Mortgage File IQ is a product of DEEMYX LLC, founded by Donnita "Dee" Lopez, a mortgage professional with three decades of processing, pre-underwriting and income-analysis experience.

That experience is built into a working platform, not just educational content: interactive tools for borrowers and mortgage professionals, an AI-assisted underwriting assistant, and human file-review services — each designed around how mortgage files are actually evaluated.

Building with AI since 2024

Dee's work with AI started years before Mortgage File IQ — with hands-on experiments building custom GPTs to test how the technology could solve real problems. Two of those early public listings were mortgage-focused:

• Loan Processing Wizard — mortgage processing guidance, publicly indexed March 2024 (Toolify)
• Mortgage Processing Genius — mortgage processing education (ChatbotsPlace)

Five other early GPTs covered data organization, language learning, tenant-rights information, creative tools, and AI automation — all publicly indexed across third-party GPT directories.

That progression — experiment, build, publish, refine, specialize — is the same approach behind Mortgage File IQ: decades of mortgage operations experience, translated into practical tools through years of hands-on AI building. Not an idea that appeared overnight.
