📅 Purchases: only the COE date shows — on a purchase the lock and COE are the same date, so one date rules the file.
📅 Closing date passes = the file dies and your streak resets.
⏳ Primary-residence refis get a 3-day rescission — they fund 3 days after signing. Purchases and investment deals fund the next business day.
💧 Wet states (FL, TX): sign, fund, close, and disburse the same day. 🏜️ Dry states (CA, AZ): the wire goes out today, but escrow closes and records tomorrow.
